  • 1,720-acre luxury golf community with 250 bespoke mansions and 50 high-end condos.
  • 72-acre adjacent resort with 224 luxury suites and residences.

The Careys described their vision as a timeless and sustainable brand encompassing private residences, resorts, and even air travel.   • Homes: Customizable estates ranging from 3,200 to 14,000 square feet on lots of 0.75 to 5 acres. Homes will be offered in five architectural styles: British West Indies, French Riviera, Spanish Mediterranean, Italian Coast, and Island Contemporary. Charles Carey emphasized that Central Florida is the ideal location for this ambitious project, citing its growing appeal as a luxury destination. The development will attract high-net-worth buyers who typically reside in exclusive communities like Isleworth and Golden Oak. Osceola County Commissioner Peggy Choudhry praised the project, stating, “Our community needs all types of housing, from affordable to luxury.”


Zoning & Conservation

The site combines Tourist Commercial zoning and Agricultural/Conservation zoning. Wetland studies and conservation efforts are ongoing to determine how much of the land can be developed.


A Look Ahead

Magnifica will be the flagship project under the Magnifica brand, with plans to expand the concept to other major cities like Chicago, Los Angeles, and New York. However, Osceola County will serve as the inaugural location, setting the tone for future developments.
